Our rates

The prices are based on a stay of at least 3 nights (per apartment and night) with an occupancy of two adults and two children or for two persons.

For each additional person we charge 15.00 € / night.

The prices include: Bed linen, hand and bath towels, fully equipped kitchen, TV and radio, electricity and heating, bread delivery service and the final cleaning and any fees and taxes, with the exception of local tax.

The amount of local tax is calculated based on the municipal regulation at the time of the stay (January 2024: 2,40 € per day and person above 14 years of age).

The following are charged separately: breakfast basket and extras.

Baby equipment is available free of charge upon request.

Pets

Pets are not allowed out of consideration for our next guests!

Booking

Please note: The booking becomes binding at a payment of a deposit for confirmation (booking guarantee) and the transmission of the booking confirmation. In case of cancellation, the deposit will not be reimbursed.

Additional charges and terms of payment

Deposit: We welcome written reservations via e-mail. The reservation will be confirmed once the deposit of 100,00 € per week has been paid.

The deposit will not be refunded in case of cancellation. We will also apply the below cancellation conditions.

Fees for our breakfast basket:

• 14,00 € for adults
• 7,00 € for children aged 3-11
• Breakfast is free for children under 3 years of age

The fee for final cleaning is already included in the price.

Payment: Please pay cash on site.
The cash limit in Italy amounts to 999 €. The following payment methods are accepted: non-transferable check, bank transfer.

Arrival and departure

Arrival: On arrival day, we expect you starting from 2 p.m. Of course, you can also arrive earlier, but the apartment will ready for you only starting from 2 p.m. Arrival on Sundays is only possible only after 5 p.m. In case of a delay, we look forward to receiving a message from you.

Departure: Please leave your holiday apartment not later than 10 a.m. on the day of departure. Other times are possible upon request.

Cancellation

Cancellation conditions according to Art. 1382 Civil Code
According to the Italian Consumer Protection Code, there is no right of withdrawal. However, we grant you the right to withdraw according to following cancellation conditions as defined in art. 1382 (Civil Code):

The reservation can be cancelled at the latest 90 days before the day of arrival without payment of a cancellation fee. Only the deposit will be kept. In the event of cancellations by the guest between the 89th day before the agreed arrival date and the arrival date itself, the guest is obliged to pay the following cancellation fee:

Cancellation at least 30 days before the arrival date: 50 % of the agreed total price. Cancellation less than 30 days before the arrival date: 100 % of the agreed total price.

In case of “no show” or early departure, the guest is required to fully pay for the entire booking period.

Please inform us in advance if you are unable to take your holiday.

Cancellation insurance

We are looking forward to your visit!

However, we recommend that together with the booking of your stay you close a “Cancellation Insurance”. This way, cancellation fees are covered and you can happily look forward to your vacation. Upon completion of the accommodation contract, the Südtirol Alto Adige Guest Pass (consequently Guest Pass) will
be issued to the guest, which according to the decision of the South Tyrolean regional government No. 732/2022, is
valid for the entire duration of their stay as well as from 0:00 on the day of arrival unto 24:00 on the day of departure.
The Guest Pass includes the use of all public transport within the “südtirolmobil” network area as well as additional
services, which vary depending on the tourism organization. Detailed information can be found at: suedtirolguestpass.info
The sole entity carrying the Guest Pass in South Tyrol is the Mobilitätskonsortium, appointed as the unified
coordination point in accordance with the above decision of the South Tyrolean regional government by the Provincial
Association of Tourism Organizations of South Tyrol on November 16, 2022.The details of the additional services
associated with the Guest Pass and the conditions of use of the Guest Pass are communicated by the third party
